
Appraisals have been conducted throughout the state and in all counties. The areas of expertise are centered in Eastern Massachusetts with an emphasis on Southern Middlesex County, Northern Norfolk County and Eastern Worcester County or the area approximately within a 20 mile radius of Framingham. Assignments beyond this area are welcomed and services can be completed but an extra cost maybe incurred. Multiple property assignments are an appreciated exception.
Appraisal assignments have included a wide range of property types. These have ranged from two square feet to 10.5 miles of railroad right of way. Typical assignments include but are not limited to include single family houses, land, investment properties, commercial properties, industrial properties, partial takings and rights of way.
Various types and formats of reports are used. Theses
include the standard bank accepted forms and narrative style reports. The
forms typically used are for the appraisal of single family houses, condominiums
and multi-family dwellings. A summary type narrative report is used for
“moderately” complex assignments and the full narrative report is used
for complex properties or complex assignments.
A heavy reliance on computer generated information
is relied on in the gathering of data. The availability of this data
includes assessments, comparable sales zoning and flood information.
This time saving trend allows for quicker turnaround of assignments.
